Fire Door Remedial Works

Where existing fire door assemblies have deteriorated, been altered or are no longer performing as intended, targeted remedial works can often help address defects without the cost and disruption of full door replacement. Conspector delivers fire door remedial works across hotel properties, including FD30 and FD60 door set assessments, ironmongery replacement and adjustment, intumescent and smoke seal installation, closer adjustments, frame repairs and door leaf repairs where condition allows. Where doors or frames are beyond practical remediation, full FD30 or FD60 replacements can be delivered as part of a planned upgrade programme, sequenced to minimise disruption to guests, staff and hotel operations.

Passive Fire Protection & Compartmentation

Beyond fire doors, effective passive fire protection requires the integrity of the building’s compartmentation to be maintained throughout. In hotel environments, this can be compromised during routine maintenance works through unsealed service penetrations, and damaged cavity barriers.

Conspector installs and remediates passive fire protection systems within hotel properties, including fire-rated drylining and partitioning, cavity barriers, intumescent seals and fire-stopping around service penetrations. Works are carried out in accordance with BS 9999 and current Scottish Building Standards, and can be delivered as a standalone compliance programme or integrated within a wider refurbishment contract.

Conspector provides hotel asset surveys and condition assessments to help operators understand the condition of existing fire doors, compartmentation measures and passive fire protection provisions. Findings can be presented in a clear written report, identifying visible defects, priority remedial actions and budget allowances for planned remedial works. Led by a qualified Building Surveyor, our assessments help clients define scope, plan costs and make informed decisions before works commence.
