Who We Are
Conspector Contracts is a specialist hotel refurbishment and fit-out contractor, founded in 2022 and based in Edinburgh. We deliver projects across Scotland and the Central Belt, providing hotel bedroom and bathroom refurbishment programmes, full hotel fit-out works, fire safety remedial works and FF&E installation for budget, mid-range, boutique and luxury hotel environments. Our specialism is deliberate. By focusing specifically on hotel and leisure projects, every programme we plan, price and deliver is shaped around a clear understanding of the operational pressures hotels face — from guest disruption and programme sequencing to brand standards, trading continuity and revenue protection.

How We Work
As a specialist hotel refurbishment contractor, Conspector understands the challenges of working in live hotel environments. We coordinate closely with hotel management to plan works around occupancy, guest movement and front-of-house operations, helping to minimise disruption while maintaining progress on site.

How We Structure Delivery
Full hotel refurbishment programmes are not always delivered in fully vacant properties. Conspector structures delivery around the operational and commercial requirements of each hotel, balancing capital investment, programme efficiency, guest experience, operational continuity and the long-term value of the asset.
Vacant Property Delivery
Vacant Possession is where the hotel is offline for the duration of the works, allowing the full scope to be delivered concurrently without the constraints of a live environment.
This approach offers greater programme efficiency and reduced complexity and is particularly well suited to properties undergoing full repositioning, rebranding. Conspector has the capability to work across all property types, including historic buildings, change of use conversions and properties transitioning into hotel operation for the first timely across the property without the constraints of a live environment.
Phased Delivery
Phased delivery allows the hotel to remain fully or partially operational throughout the works. Refurbishment can be sequenced room-by-room, floor-by-floor, stack-by-stack or area-by-area to protect trading revenue and maintain operational continuity. This approach requires careful programme management, clear site segregation, stricter controls and close daily coordination with hotel management to minimise disruption to guests, staff and hotel operations.
